房产证抵押查询的办法主要有两种:

根据房地产抵押登记管理的有关办法,以房地产作抵押的,登记机关应当在权属证件上作相应记载。因此,要知道开发商是否交纳土地出让金,购房人可以要求开发商出示所取得的占用地块的国有土地使用权证的原件。要知道是否抵押给了银行,购房人可以要求开发商出示所属的该幢房屋的大房产权证,如果在国有土地使用权证和大房产权证原件的备注栏中均没有注明它项权利(抵押)的详细情况,则该房屋没有抵押给银行。检查开发商的证件应当注意三个问题:
